Pre-Shoot Checklist
By following this checklist, you and your clients can ensure that the property is well-prepared for the real estate photography session, resulting in high-quality photos that effectively showcase the property's best features.
1. Property Preparation:

Ensure the property is thoroughly cleaned and tidied up, including all rooms, corners, and outdoor spaces.
Remove personal items such as family photos, personal care products, and excessive clutter to create a neutral, inviting atmosphere.


2. Lighting and Windows:

Open all curtains, blinds, and drapes to let natural light in.
Replace any burnt-out light bulbs and ensure all lighting fixtures are in working condition.
Turn on all interior and exterior lights to create a warm and inviting ambiance.


3. Exterior Spaces:

Trim and groom the landscaping, including mowing the lawn, trimming bushes, and removing any debris.
Clear driveways, walkways, and pathways of vehicles, toys, and clutter.
Clean and stage outdoor living spaces, such as patios, decks, and pool areas.


4. Interior Staging:

Arrange furniture to maximize space and flow. Consider removing excess furniture if rooms appear crowded.
Make beds neatly and arrange pillows and throws to create an inviting bedroom atmosphere.
Organize kitchen countertops and remove unnecessary appliances, dishes, and utensils.
Set dining tables with simple, attractive place settings.


5. Kitchen and Bathrooms:

Clear countertops of personal items, towels, and kitchen tools. Leave out only a few decorative items.
Hide cleaning products, sponges, and trash bins from view.
Ensure all bathroom fixtures are clean, and display fresh towels and decorative soap.


6. Decluttering:

Remove excessive personal items, such as toiletries, magazines, and children's toys.
Clear refrigerator doors of magnets and notes.


7. Pets:

Ensure pets are securely contained or temporarily relocated during the shoot.
Remove pet toys, bowls, and litter boxes from view.


8. Personal Effects:

Store away valuable items, prescription medications, and personal documents in a secure place.


9. Miscellaneous:

Turn off ceiling fans to prevent motion blur in photos.
Remove vehicles from driveways and avoid parking directly in front of the property.
Double-check that all rooms and spaces are accessible and not locked.


10. Final Walkthrough:

Take a final walk through the property to make sure everything is in order before the photographer arrives.


11. Communication:

Provide the photographer with any specific details or preferences you have for the shoot.
